No matter how well a property is built, or the materials used in its construction, climate will always have an impact. Here we look at some of the areas where we find most problems in UK homes.

Dampness

Dampness doesn't just affect old properties - it can be found in any home. It can have a physical effect on a property and in some circumstances cause timbers to rot.

When we carry out a Colleys Property Check or Colleys Building Survey, we use a damp meter to check the property. The extent of the damp tests we perform depends on the type of report you need.

Structural movement

Some properties will suffer from movement caused by settlement or subsidence, causing damage to the building.

We may be able to recommend remedial work - or tell you what other investigations need to be carried out before you make a decision to buy.

Services

Services to your property may include electricity, water, gas and drainage. The condition of the service systems can, in severe circumstances, affect the health and safety of the occupants.

Roof

Roofs are obviously exposed to the full extent of UK weather. Depending on the survey or valuation you need, we can inspect the interior and exterior condition of the visually accessible roof.

This can identify leaks and highlight defects in the structure or roof materials that could require immediate repair.
