All Colleys reports are designed to provide you with clear and easily understandable reports.
We offer 3 types of reports:
- Level 1 - Colleys Valuation is a clear concise valuation report. Ideal if you are buying a property with or without a mortgage, or if you require advice on residential properties for any purpose. This brief report gives you valuation advice and highlights anything we think you should check with your conveyancer. (Please note that this is not a survey.)
- Level 2 - Colleys Property Check is a survey and valuation outlining the condition of the property on the day of inspection. The report is set out in easy to understand sections covering information about the property, condition, matters for your conveyancer and a valuation. The report utilises repair categories to highlight the urgency of repairs.
- Level 3 - Colleys Building Survey is a detailed survey inspection and report. The report is divided into sections covering property information, condition advice using repair categories and repair cost banding, future maintenance and condition issues and valuation advice.

Why you need a valuation and Survey
If you are taking out a mortgage to buy a property your lender will require a valuation to make sure the property is suitable security. This only provides you with basic information about the property you are buying. If you want to make a more informed decision about the property you are interested in, it makes sense to arrange a more detailed survey to tell you more about the property's condition.
